About the facility

The building consists of 8 floors above which 7 floors have residential function and 1 floor has services as well as 2 underground floors for parking. The building is resolved with 1 stair in its center in order to allow a better orientation of the apartments and quicker access. The typical floor has 6 apartments, the 7th floor has 5 apartments and the 8th floor has 4 apartments. The building has 7 living floors, 5 of which are type while the 7 and 8 floors have smaller area with different distribution of apartments in relation to the type of living floor. The apartments are 1 + 1, 2 + 1 and 3 + 1 organized and selected in different ways in the layout, with additional service facilities such as wardrobes, laundry or drying rooms.

Access to all apartments in the living room is via the corridor. Both the day and night zones have respective hygienic-sanitary nodes positioned in the dividing corridors. The main volume is symmetrically conceived, but due to the urban conditions the latter floors are more drawn to the north and east of the building. As far as the composition on the facade is concerned, deepening and bounce have been used which are more differentiated from each other by the colors and materials used. 140 and 230 cm high windows are used which give the premises more light and a better view of the surrounding nature. They are placed in the facade in order to create a regular rhythm and repetition in relation to the balconies and retreats at the same time.

Location of the facility

The location of the new facility will be on Mustafa Mara Street in Tirana. The site layout has been made taking into account all PDV Tr / 61 urban conditioning approved for the area, including the proposed development site. The square where the proposed object is positioned belongs to cadastral zone 8190. The object is settled in 3 volumes with 6.7 and 8 floors above.

Materials used in the facade

The object will be externally coated with a 5 cm thermal insulation layer and will be treated with terracotta decorative tile coating. The windows and doors on the exterior facade will be thermally insulated, dark gray in color. The windows, windows and doors will be transparent and thermal insulated. The facade performs thermal and acoustic insulation according to European standards. For the realization of the balconies parapets will be used gray metallic structures with transparent thermal insulated glass and brick wall parapets on the porches decorated with decorative tile.

Greenery and recreation

As the square does not have significant interconnections access to the building is done by sidewalks restricted by green areas. The greenery is designed with green carpets as well as decorative trees to create recreational facilities for the residents of the facility as well as the area. The facility is placed in the center of the land for use leaving ample recreational space where the greenery dominates.
